Design Assist is a newer form of construction procurement and management being utilized more often than not in the industry today. This format offers some of the same benefits to the owner as in a Design/Build procurement, but the design team remains in contract with the owner. The general contractor is brought in early on in the design phase to provide budgets based on schematic design documents. The contractor works with the design team and owner to provide a project schedule inclusive of design, review, permit, subcontractor bidding, and ultimately construction phases. The contractor is present to provide design feedback and construction feasibility studies as design progresses.
The contractor also performs regular budget updates based on the design progress to confirm the project is within the original budget. If the project budget is exceeded during the design process the contractor can work in conjunction with the design team to value engineer as necessary.
